About the Project

The Dbayeh real estate area is located at the foot of the mountain from the sea, along the Damour River, a vital strategic location, and is approximately 20 km from Beirut. Based on the approval of the Dbayeh municipality to amend the town's master plan, two sites were identified for modification: the Al-Halayouneh site and the Al-Dalhamieh site.

Due to the expansion of the population center on the edge of the town near the Al-Halayounah area, and the fact that this area enjoys an important location as a result of its proximity to the old town and the educational area that contains universities, the municipality decided to amend the classification of this area in line with the population growth and urban expansion in the area.

Second location: Al-Dalhamiyah

The vast real estate area occupies a part of the Dalhamiya region, extending from the coastal area adjacent to the southern highway to the high plateaus overlooking, on one side, the Damour real estate area and on the other side, the town of Al-Dabiyya.

Environmental Impact Assessment (EIA) study

The study aims not only to obtain the Ministry of Environment's approval of its content and objectives but also to establish it as a fundamental basis for implementation, guiding the project's direction and recommendations. Some of the most important recommendations are as follows: - Comparing available water sources, whether groundwater, surface water, treated wastewater, or water networks, with the project's needs during peak operation. - Identifying the best solutions for treating wastewater and waste generated by the project, assessing their impact on the environment, and proposing sound management plans. - Examining the area's natural biodiversity and the project's impact on its survival, in addition to proposing optimal solutions for integrating residential and natural environments. - Incorporating green building principles into the project to conserve environmental resources, both directly and indirectly, and adopting alternative energy sources. - Recycling and reusing excavated material as raw materials for road paving and as soil suitable for planting and landscaping the project's gardens, while maintaining the cleanliness of roadsides and wadi beds to allow them to fulfill their natural functions.

One of the recommendations of the Environmental Impact Assessment Study was not to create residential areas between high-voltage power lines in that area, and this was taken into consideration in the subdivision project.

Data analysis within a GIS system

In order to complement the natural features of the area, the paths of winter watercourses, the average exposure of properties to the sun, the average slope and the heights of properties were determined across the entire scope of the project and were taken into consideration in the preparation of the general guiding design and consequently in the plan for subdividing properties of all types.

General guiding design and merging and allocating plan

In conclusion, the annexation and allocating plan and the partial general guiding design are two sides of the same coin, and they must be adopted together to achieve the desired goal, which is the development of the region according to clear scientific regulatory standards and objectives.

Area classification

From this beautiful organizational structure emerged the features of the guiding design, which in turn classified the areas and determined the uses of the land, between distinguished residential and mixed residential and commercial, in addition to the sprawling green spaces with all their uses, in addition to allocating some sites to attract educational, cultural, recreational, medical and administrative activities.

Additional special conditions were set for the first and second phases in order to improve the urban and tourist level of the region.

Comparing the charts

After reviewing the distinctive positive features of the proposed new project, we conclude by noting that the percentage of land occupancy designated for investment in construction is lower compared to the previously approved master plan (1998), with a significant difference between the extensive green spaces and roads proposed by the new project, which amount to approximately 40% compared to the previous project (25%).
